An Electrical Installation Condition Report (EICR) is a detailed inspection and test of the fixed wiring in a property. It checks for damage, wear, overloaded circuits, missing protection and anything that does not meet current safety standards.

What an EICR checks

We inspect and test the fixed electrical installation in line with BS 7671, the IET Wiring Regulations.

The condition of your consumer unit, RCDs and circuit breakers.

Wiring and circuits

Insulation, continuity and polarity tests on each circuit.

Who needs an EICR?

An EICR is recommended, and in some cases required by law, in these situations:

  • Private landlords in England, at least every 5 years
  • Homeowners, at least every 10 years
  • Anyone buying an older property
  • Before major work such as an extension or new kitchen
  • After a flood, fire or other damage
  • When you are worried about the condition of your electrics

A typical three-bedroom house takes around three to four hours. Larger properties, or homes with many circuits, can take longer.

In England, private landlords must have the electrical installation inspected and tested at least every five years and give a copy of the report to their tenants.

C1 means danger is present and immediate action is needed. C2 means potentially dangerous and urgent remedial work is required. C3 means improvement is recommended. FI means further investigation is needed.

We explain each issue and give you a written quote for the remedial work. Once the work is complete we confirm it in writing, so you have the paperwork you need.
